Leasing & Eligibility

Clinical Den is designed primarily for healthcare professionals and medical students seeking stable, longer-term accommodations. One-year and two-year lease options (core rotations, entire clinicals, and selectively for electives, as availability permits) are available, subject to availability and the terms of the individual lease agreement.

Prospective residents will be asked to complete a rental application and provide the necessary documentation for review. Application requirements may include:

  • A valid government-issued photo ID
  • A valid passport
  • For international applicants, a government-issued identification document from the applicant's country or place of permanent residence
  • Completed rental application and any other documentation requested as part of the screening process

Yes. Clinical Den welcomes medical students, residents, fellows, and other qualifying healthcare professionals seeking housing in Chicago. Students may be asked to provide documentation confirming current enrollment or participation in a medical, academic, residency, or clinical program.

Processing times can vary depending on the completeness of the application and supporting documentation. Providing all requested information at the time of application can help make the review process as efficient as possible.

Any applicable security deposit, move-in fee, or other required payment will be clearly disclosed before the lease is signed and will be outlined in the individual lease agreement. Please contact us for more information regarding security deposits, move-in fees, and other applicable requirements.

Lease renewals may be available depending on unit availability and the terms of the existing lease. Residents interested in extending their stay are encouraged to inquire in advance.

We understand that healthcare and academic schedules can sometimes change. Residents should contact Clinical Den as early as possible to discuss their circumstances. Any modifications, extensions, or early termination options remain subject to the terms of the lease agreement.

Living at Clinical Den

Clinical Den provides thoughtfully furnished common areas designed to create a comfortable, modern, and welcoming living environment. Please note that individual bedrooms are not furnished, and tenants are required to provide their own personal bedroom furniture, bedding, and personal belongings. This allows each resident to personalize their private space according to their individual preferences and needs while enjoying the convenience of fully appointed shared living areas.

Each unit has been carefully designed for optimal living and includes comfortable living spaces, a dedicated study room, primary suite, additional bedroom with access to a detached bathroom, in-unit washer and dryer, dedicated Wi-Fi, large-screen television, stainless steel appliances, and high-end finishes including quartz countertops.

Yes. Each unit has its own dedicated Wi-Fi, making it convenient for studying, remote work, research, streaming, and staying connected.

Yes. Every residence includes an in-unit washer and dryer, allowing residents to manage laundry privately and conveniently without leaving their unit.

Yes. On-site parking is available, offering additional convenience for residents who commute to hospitals, clinical sites, universities, or other locations throughout Chicago.

The specific utilities and services included with the residence will be identified in the lease agreement. Applicants are encouraged to review what is included before signing so there are no unexpected expenses after move-in.
